Company Zeal Development is a dynamic commercial real estate developer and self-performing general contractor specializing in single-tenant net-leased properties across more than 15 states. Unlike traditional firms where accounting is compartmentalized, our accounting team manages the complete project lifecycle: from site acquisition and construction financing to contractor closeout, placed-in-service transition, and ongoing asset operations. This role offers an uncommon vantage point sitting at the intersection of owner-side development economics and general contractor job costing. Position Overview We are seeking an analytical, detail-oriented Senior Accountant to manage project accounting, construction loan administration, and operating financial reporting. You will report directly to the CFO and work directly with our construction controller and project managers. We use automation and AI-assisted tools for draw review, lien waiver preparation, and reporting, so your time goes to judgment and review rather than data entry. Key Responsibilities Setting up new jobs: Cost structure, budgets, contracts and carrying them through to close out, including the transfer out of construction in progress. Owning monthly construction loan draws: building, reviewing, and submitting the lender package that includes AIA G702 and G703 pay applications, sworn statements, backup, and waivers. Serve as the lender’s primary point of contact. Reviewing contractor and subcontractor pay applications against the contract, the approved change orders, and the cost codes. Month end close for operating properties. Journal entries, accruals, reconciliations, job cost to general ledger, and ownership and lender reporting schedules. Preparing WIP and over/under billing analysis for the construction operation. General accounting: AP review and coding, recording receipts, vendor administration, 1099s, property taxes, and entity-level books. Perform other accounting duties and special projects as needed. Requirements 3–7 years of accounting experience. A bachelor’s degree in accounting, finance, or related field. A CPA or progress toward one is a plus. Strong Excel skills: lookups, pivot tables, and building and maintaining reconciliation workbooks. High attention to detail, strong analytical judgment, and the ability to meet recurring reporting requirements. The confidence to interact directly with lenders, subcontractors, and outside accountants and the judgment to know what to escalate and when. Real estate development or owner-side accounting experience (preferred). General contractor or construction accounting: AIA billing, sworn statements, retainage, WIP, lien waivers (preferred). Yardi Voyager (Job Cost, Construction Manager), Procore, or a comparable construction system (preferred). Multi-state or multi-entity experience (preferred).
