Property Management Accountant-Multifamily

General Description The Property Management Accountant is responsible for the full-cycle accounting and financial reporting of income producing real estate assets, including multi-family and mixed-use properties. Working closely with Property Managers and the accounting team, this role ensures property financials are accurate, timely, and reliable so property owners, lenders, and internal teams can make informed decisions. The Property Management Accountant safeguards ownership’s assets through strong controls, clean reconciliations, and clear reporting. Essential Duties and Responsibilities Process accounts payable for assigned multi-family and mixed-use properties in AppFolio, including invoice coding, approval routing, and timely vendor payments. Manage accounts receivable and resident ledgers, posting rent, fees, and other charges and resolving ledger discrepancies with the property management team. Prepare monthly bank reconciliations for all property operating and security deposit accounts. Reconcile security deposit balances and process move-out deposit dispositions in accordance with lease terms and applicable state law. Complete month-end close for assigned properties, including journal entries, accruals, prepaids, and balance sheet reconciliations, within established deadlines. Prepare monthly owner financial statement packages, including variance explanations, for review by the Accounting Manager and Property Managers prior to distribution to owners. Reconcile rent rolls to the general ledger and produce monthly delinquency reports. Partner with Property Managers on collections follow-up. Administer utility billback calculations and charges, ensuring utility costs are accurately allocated to residents. Support Property Managers in preparing annual operating and capital budgets. Lead the accounting side of new property onboarding in AppFolio, including chart of accounts, bank account setup, opening balances, and resident ledger conversion. Coordinate with property management and facilities to ensure the buildings are set up correctly. Maintain organized, reviewable support documentation for all reconciliations and reports. Identify process improvements and help maintain accounting policies and procedures for the property management portfolio. Required Skills ● Maintain, promote and integrate First Companies’ values with all internal and external stakeholders. ● Be a valued representative of First Companies to all customers and stakeholders. ● Be a team player who demonstrates a positive attitude, implements solution-based thinking and relates well with other employees. ● Proficient in the use of Microsoft Office (Excel, Word and Outlook). ● Experience with AppFolio or comparable accounting software. ● Proficient communication skills demonstrated in both speech and writing. ● Run job tasks in an organized, detailed and reviewable manner. ● Able to multi-task, prioritizing in-coming work and meeting deadlines. ● Handle confidential financial and resident information with discretion. Education and Experience: Bachelor’s degree in accounting, finance, or a related field preferred. Property management accounting experience preferred. Multi-family accounting experience is a strong plus. Physical Requirements: Ability to legally operate a motor vehicle. Prolonged periods of sitting and computer work.
