# Pre-construction Engineer

Overview&nbsp; Tract is a team of digital infrastructure experts dedicated to accelerating responsible data center growth by developing master-planned data center parks with access to pre-positioned power and fiber in key markets where hyperscale and wholesale demand is growing. Tract is headquartered in Denver, Colorado, with real estate holdings throughout the United States.&nbsp; As part of our commitment to excellence, we are seeking a skilled Pre-Construction Engineer who&nbsp;possesses&nbsp;expertise&nbsp;in supporting large-scale civil infrastructure and land development projects during due diligence, design, permitting, estimating, and procurement. The successful candidate will join our growing team and help advance developments throughout the United States from early-stage feasibility through construction handoff. The ideal candidate will have 2+ years of post-education experience in preconstruction, design management, estimating, or development of commercial/industrial land development projects.&nbsp; Position Overview&nbsp; Qualified candidates will&nbsp;assist&nbsp;in the planning, design, budgeting, and&nbsp;preconstruction development&nbsp;of projects to&nbsp;comply with&nbsp;local and industry standards, regulations, and specifications.&nbsp;Additional&nbsp;tasks may include but are not limited to:&nbsp; Support due diligence and early-stage project planning, including site feasibility, site constraints, utility availability,&nbsp;permitting&nbsp;pathways, and development risk identification.&nbsp; Coordinate the design and development of projects, including site layout, grading, road design, stormwater management, wet and dry utility layouts, and other related infrastructure components.&nbsp; Develop and&nbsp;maintain&nbsp;conceptual budgets, quantity takeoffs, estimate comparisons, and cost models to support project underwriting and decision-making.&nbsp; Lead cost optimization, value engineering, and constructability reviews throughout due diligence and design progression.&nbsp; Prepare requests for proposals, support bid packaging, level proposals, and&nbsp;assist&nbsp;with contract issuance for consultants, vendors, and trade partners.&nbsp; Coordinate internal alignment on project document reviews, design modifications, procurement strategies, and commercial recommendations.&nbsp; Support development and maintenance of preconstruction schedules, milestone trackers, and deliverable logs for due diligence, design, permitting, and procurement activities.&nbsp; Effectively communicate with project stakeholders, including architects, engineers, contractors, utilities, Authorities Having Jurisdiction, and internal teams.&nbsp; Establish a strong safety culture from the beginning of the design process to construction hand off to&nbsp;eliminate&nbsp;construction risks wherever possible&nbsp; Coordinate with Authorities Having Jurisdiction and utility providers to&nbsp;identify&nbsp;permitting requirements, entitlement risks, and approval timelines.&nbsp; Manage contract scope, schedule, and budget of design consultants and preconstruction partners to support&nbsp;permit&nbsp;approvals and procurement readiness.&nbsp; Manage and&nbsp;maintain&nbsp;internal project file storage, design decision logs, and preconstruction documentation.&nbsp; Support transition from preconstruction to construction by organizing assumptions,&nbsp;scope&nbsp;clarifications,&nbsp;permit&nbsp;status, contract exhibits, and turnover documentation.&nbsp; Basic Qualifications&nbsp; Bachelor’s degree in Civil Engineering, Mechanical Engineering, Electrical Engineering, Construction Management, or&nbsp;an equivalent&nbsp;engineering science OR 5+ years of related preconstruction, design management, or development experience in lieu of a degree.&nbsp; 2+ years of experience in preconstruction, estimating, design management, or vendor management on large commercial, industrial, civil infrastructure, or land development projects.&nbsp; Experience with requests for proposals, bidding, scope leveling, constructability reviews, cost analysis, and consultant/trade partner coordination.&nbsp; 1+ years of experience supporting large-scale civil infrastructure projects, including site development, grading, drainage, and utilities.&nbsp; Proficient working knowledge of eBuilder, Bluebeam, Autodesk, and other construction or design management software.&nbsp; Preferred Qualifications&nbsp; Preferred background in data center development or construction.&nbsp; Strong knowledge of engineering and preconstruction practices for major site utilities infrastructure (electrical, water, fiber, etc.).&nbsp; Experience supporting early-stage due diligence,&nbsp;permitting&nbsp;strategy, design coordination, and procurement planning.&nbsp; Required Traits and Skills&nbsp; Responsible, ethical, and collaborative mindset with a can-do attitude, pride in work product, and appreciation of the value of communicating, brainstorming, and sharing information.&nbsp; Passionate about the data center industry and keeping up with current industry trends.&nbsp; Enthusiastic problem solver who enjoys widely varied challenges.&nbsp; Self-starter who can take the lead on complex projects, work under pressure, deal with multiple deadlines, and work with minimal supervision.&nbsp; Detail&nbsp;oriented to support data-driven analysis and decision-making.&nbsp; Strong written communication skills including internal reports and memos, and verbal communication skills including presentations to senior leaders and board members.&nbsp; Eagerness to be a part of building something unique, special, and valuable in a dynamic environment with a top-notch team.&nbsp; Expected Salary Range: $125,000-$150,000 plus Discretionary Bonus&nbsp;
