Job Title: Property Manager Location: Hartford, Connecticut Salary: $75,000 – $85,000 per year I’m currently recruiting for an experienced Property Manager to join a well-established Connecticut-based affordable housing owner/operator with a large residential portfolio and a strong reputation for long-term property management excellence. This is a hands-on leadership role responsible for the day-to-day operations of an affordable housing community, with a strong emphasis on HUD compliance, resident relations, financial performance, and team leadership. What you’ll be doing Oversee all property operations, leasing, occupancy, and resident services Ensure full compliance with HUD regulations, Section 8, and other affordable housing program requirements Manage annual and interim recertifications, resident files, and agency reporting Prepare and manage operating budgets, financial reports, and variance analysis Supervise on-site staff, vendors, and maintenance operations Monitor rent collections, delinquencies, work orders, and property performance Coordinate inspections, compliance reviews, and capital improvement projects Build positive relationships with residents, ownership, and regulatory agencies What we’re looking for 3–5+ years of property management experience, preferably in affordable housing Direct HUD / Section 8 experience is required Strong knowledge of occupancy, recertifications, and compliance procedures Experience managing budgets, financial reporting, and vendor contracts Excellent leadership, communication, and organizational skills Proficiency with property management software and Microsoft Office COS, CPO, ARM, CPM, or other affordable housing certifications are a plus Why this opportunity?
