KASCO | Preconstruction Team KASCO is looking for a Project Estimator to join our Preconstruction team. In this role, you’ll be responsible for developing estimates and project schedules, preparing lump sum bids and construction management proposals, working with trade partners and suppliers, reviewing project documents, and helping our teams win projects. As an Estimator, you will work closely with Preconstruction, Operations, clients, design partners, subcontractors, and suppliers throughout the preconstruction process—from early project concepts through final pricing and turnover to the Operations team. Develop estimates and budgets for projects at different stages, from conceptual and schematic design through construction documents, hard bids, negotiated work, and GMP development. Perform detailed quantity takeoffs and develop costs for labor, materials, equipment, general conditions, allowances, contingencies, escalation, and fees. Review project documents including drawings, specifications, schedules, contracts, and site information to understand scope, identify gaps, and flag potential risks. Work with subcontractors and suppliers to develop bid lists, request and track proposals, answer questions, and build strong trade-partner relationships. Review and compare proposals to make sure scope is covered, identify gaps or overlaps, and prepare bid tabs and recommendations. Work with clients and design teams to understand project goals, budgets, schedules, and priorities. Identify value-engineering opportunities and develop design-to-budget options that balance cost, schedule, constructability, quality, and long-term needs. Identify project risks early and work with the team to develop practical solutions. Turn estimates over to Operations with clear documentation of assumptions, commitments, buyout strategy, risks, and outstanding items. What You’ll Bring We’re looking for someone with a strong understanding of construction who is comfortable working with numbers, details, and people. You’re organized, analytical, communicate well, and take pride in producing accurate work. Required Qualifications Bachelor’s degree in Construction Management, Engineering, Architecture, or a related field, or an equivalent combination of education and relevant construction experience. Minimum of 3-5 years of experience in commercial construction estimating, preconstruction, project management, field operations, or a related role with a general contractor or construction manager. Ability to read and interpret drawings, specifications, schedules, contracts, geotechnical information, and other technical documents. Working knowledge of major building systems and trade coordination. Experience with quantity takeoffs, subcontractor proposal review, scope development, bid tabs, and communicating pricing assumptions and risks. Proficiency with Microsoft Excel and Word, PDF review and markup tools such as Bluebeam, and digital takeoff or estimating software. Strong organizational, analytical, written, and verbal communication skills, with close attention to detail. Experience That Would Be a Plus Estimating or preconstruction experience in healthcare, education, commercial, industrial, multifamily, occupied renovation, phased, or complex ground-up construction. Experience with hard bids, negotiated work, GMP development, design-assist, construction management proposals, or other preconstruction services. Familiarity with conceptual estimating, cost databases, scheduling, logistics planning, lean preconstruction practices, or model-based quantity takeoff. Relevant professional certifications or continuing education. What Success Looks Like You’ll be successful in this role if you consistently deliver accurate, complete, and well-organized estimates; maintain strong relationships with clients, architects, engineers, subcontractors and suppliers; identify potential issues before they become problems; and communicate clearly with the project team. You’ll also play an important role in making sure Operations receives a detailed and complete turnover so the team understands the estimate, assumptions, commitments, risks, and specific project challenges. Additional Details This position is primarily based in the office, with periodic travel for client and design meetings, subcontractor meetings, and visits to active or prospective project sites. Occasional extended hours may be necessary around bid deadlines, proposal submissions, interviews, and other critical project milestones.
